Numbers That Lie (Or Do They?)

Everybody likes statistics. (Well, almost everybody.) If you're into sports, you want to know how many points Kobe scored in the NBA Finals (unless you hate the Lakers). If you're into websites and social media, you want to know how high your Alexa ranking and placement on Google is. (Had to get that in there.) And if you're into Real Estate, you want to hear numbers that indicate a market in recovery and not a double-dip.

But there's something about statistics not to forget. And that something is this: They don't always tell the whole story (ya think?), can be manipulated to portray what's not true (ya think again?) and there are those who will abuse statistics in just such a way.

Mark McGwire hit 70 home runs in the 1998 baseball season (the stats say), but he was on steroids. The housing market is in recovery (some stats and "experts" say), but it's been on steroids, too? (The federal government has been propping it up with the Homebuyer Tax Credit. It has since expired.)

And to develop this whole area of Real Estate statistics a little further: Let's just say you sold 100 houses in 2008. In 2009, you sold 50 houses. That's a 50% decrease in sales compared to 2008. Not good. (Stay with me.) Now, in 2010, you will end up selling 55 houses, a 10% increase in sales over 2009 - and somebody (the media or an NAR spokesperson?) will jump up and down shouting, "Recovery, recovery," when the truth really is a tiny bit different. In our hypothetical scenario, sales are still way down (-45%) compared with 2008. Not good again.

And I guess the point is sometimes the numbers do lie. Oh wait a minute. I made a mistake. Numbers don't lie. People do. (Be discerning.)

It's a Wonderful Life (and you're the reason why)

I don't know if you've felt like you were coming apart at the seams recently. I do know that it happens even to the best of us. We become overwhelmed. We feel like everything's against us. We think thoughts like: "What's the use?" We're ready to chuck it all.

George Bailey (played by Jimmy Stewart) was going to kill himself. ("It's A Wonderful Life" by Frank Capra; 1946) But then he was given a vision of what the world would be like without him: his boss is sent to prison for poisoning a child, his uncle is committed to an insane asylum, his brother is dead along with the soldiers he was meant to save, his wife is unmarried with no children. The vision opened George Bailey's eyes.

And when we're coming apart at the seams, we need a similar vision. Everyone of us is crucial to each other. We don't always realize it. But we are. The bottom line: You just can't check out. We need you. We need you desperately. Don't you ever forget it.

Blogging and Grandma's Sauce

MY ITALIAN GRANDMOTHER  
 
I'm an Italian. (It's important to know for this post.)

When I was younger, my family and I used to visit my grandparents' house to do one thing: Eat.

A side note: When I was a baby, my Italian grandmother would say to my mom about me, "He's so skinny. Feed him. Feed him." I became a chubbo.

SPAGHETTI SAUCE INGREDIENTS

My grandmother was not only overseer of my diet, but she was also known for making the best spaghetti sauce on the planet.

Of course, her ingredients were a secret, but not this other approach of hers. You see, the key to grandma's sauce was she let it simmer. (Say it to yourself three times: Simmer, simmer, simmer. See now you're simmering, too.)

Grandma's spaghetti sauce would just not be the same if the simmering process were excluded.

WHAT DOES IT HAVE TO DO WITH BLOGGING?

It has everything to do with blogging and writing good blog posts. Don't forget to allow your writing to simmer a while.

I've seen it work for myself many times over. Something left simmering overnight or from the morning to the afternoon (you get the idea) and I come back to it - the writing - and voila! I have something better to say or just the right tweaks to make it work that I wouldn't have had if I just pressed "Publish" too soon.

(So say it again: simmer, simmer, simmer.) It just might be the touch your blog posts need to be recognized as the "pezzo di resistenza." (Now that's Italian.) Mama mia!

The Universe of "Lazy"

A visitor said to her hostess, "What a beautiful vase. What's in it?" "My husband's ashes," she replied. The visitor said, "Oh, I'm sorry. I didn't know he had died." The wife answered, "He hasn't died. He's just too lazy to find an ashtray." (from www.kentcrockett.com) Do you ever feel "lazy"? (Every day, you say?) I found myself wondering what if we lived in an alternate universe of "lazy"? (Some people already do?) Close your eyes. Snap your fingers. There. Now you're in a world where being lazy is a virtue and being productive is a vice. So tomorrow morning just stay in bed (like you always wanted). When you hear the alarm clock going off, hit the snooze button and sleep in. Take your time getting up. Relax. You don't need to be anywhere. Oh, but wait a minute. I just remembered. There is no alarm clock to go off to hit the snooze button on. You see, the person who would have made it never went to work to produce the alarm clock since being lazy is a virtue and being productive is a vice. And then, come to think of it, that bed you're sleeping on, you're not really on it because it's not really there for the same reason the alarm clock isn't there. Neither is there a coffee pot on a stove down the hall with that perfect blend brewing. There is no pot. There is no stove. There is no hall. There is no perfect blend to brew. And on and on, so it goes. There is no shower. There are no clothes to wear. There is no car to drive. There are no roads to drive on. There's no place to go! Such is the scenario in the alternate universe of "lazy." Ready to come back? Snap.

When It's All About Numbers...

When its all about numbers all you care about is the bottom line. You don't care about how you get there. You don't care about who you shove aside. You don't care about who you walk over. You don't care about who you rip off. You don't care about who you yell at. You don't care about who you lie to. You don't care about who you hurt. You certainly don't care about who's watching your example (your kids?). So off to the bank you go, check in hand. Feels good. Oh really?

Pressure (Stopped By A Cop)

I got pulled over by a police officer the other day. Before I tell you why and how it turned out ...

Have you ever been pulled over before? How did you feel when you first saw those lights flashing behind you? Were you nervous? Did you start sweating? And then were you wondering why you got pulled over in the first place? Or did you already know why and for what you were stopped for? And if you did, did you find yourself formulating a response? Did you find yourself thinking about what to say as the officer was walking up? And then how did it go? Did he believe you? Did you get a ticket? Did he haul you in? Or did he let you go? "Bye. Have a nice day."

Most people don't do well under pressure. (Except you?) It's "pressure" when you get pulled over. (Ya think?) Of course, there are other things in life that are worse and exert a whole lot more pressure than a traffic stop. (If you're in real estate, try doing a "short sale.") And if we're ever gonna be successful in business or otherwise, we need to do well under pressure. And did you ever have anything turn out right when you lost your cool? (I'll bet not often.)

As I was pulling over to the side of the road with the police car's lights flashing behind me (in my "beater" 1987 Mazda with 150k miles on it, the license plate in the window, the windshield cracked and the transmission almost gone) I determined in my mind that whatever was gonna happen "was gonna happen." And so I was completely relaxed. (This is not my normal response, btw.) The cop said, "Do you know the speed limit?" I said, "Yes. I have an old beater car and unless I get a good start up the grade I can't get very much speed." The cop said, "Have you been drinking?" I said, "No. I just got off work. I drive once to work and once back." He kind of chuckled and said, "Drive carefully." I said, "Don't you want to see anything?" He said, "No," and off he went.

And I guess you could say that "pressure" didn't get the best of me this time. I'd love to say that's always the case (that I'm always calm), but I'm still a work in progress. How 'bout you?

There's No Place Like Home

I went on vacation recently to the place I grew up. It was my old stomping grounds I visited (with my family) ~ the Bay Area ~ where I played Little League baseball, where I graduated from high school, where I met and married my wife, Kim, and my son, Michael, was born. There are just a whole lot of memories that can flood your mind when you go back home. (Isn't it true?)

And there was one other thing I was reminded of by my going back: There's no place like home. I'm talking about my home now (in the foothills/Sonora/Mother Lode area) versus my home in the past. There's no place like this "home" ~ my current one.

And there are some people that can live the better part of their lives and they're often thinking, "If only I could go back." "If only I could go back to..." wherever the place was that they (quote) "knew everybody" or "had all the contacts" or "when money wasn't so tight," etc. The problem with this mentality is it lends itself to forfeiting the good potential of the place we're in if we're always looking in the rear view mirror. (You can get in a crash, too.)

4 Needs of Seniors When It Comes to Real Estate

The American population is growing older. What this shift in age means for the real estate industry is there will be a lot more men and women in their 50s, 60s and 70s needing help with the buying and selling of homes.

Understanding this, the National Association of Realtors® offers the designation "SRES" which stands for "Seniors Real Estate Specialist." Real estate professionals with this designation have received certified training with the senior in mind.

So what are some of the unique needs of seniors when it comes to real estate? Charles Feldman in his post on the walletpop.com blog does well to answer the question. I've included his insight in the following list...

4 Needs of Seniors When It Comes to Real Estate:

1. Right sizing needs. Going from a larger to smaller home offers unique challenges.

2. Location needs. Is the new home close to shopping, medical facilities, recreation/entertainment, etc.?

3. Money management needs. Are there special tax laws that can be taken advantage of? Will a pension, 401k or IRA come into play?

4. Emotional needs. Care required as they're saying goodbye to a past home with so many memories.

Things That Make Me Mad

You've been mad before. Sure you have. Are you mad now? (I hope not at me.) It's interesting the whole subject of being mad or going from not being mad to being mad and what causes "madness" (not insanity) to overtake us. When I stub my toe, I get mad. I say, "Who left that stupid book on the floor?" When the guy driving in front of me is going too slow, I get mad. I say, "Doesn't he know the speed limit?" When my favorite baseball player drops the ball, I get mad. I say, "Fire the manager." :P

And then there are other things that make me mad. When people lie. When people take advantage. When people don't follow through like they promised. When people ridicule. When people judge without all the information. Come to think of it, there are just a whole lot of things that make (and can make) me mad. (It's making me mad just thinking about it.) And I guess the point is that I need to be mad at the right things and forgive, forgive, forgive. I'm cooling off already.

Home Search the Mobile Way

I purchased an iPod touch recently. The iPod touch is an iPhone without the phone and fee (for those of you that didn't know). It works wirelessly so you need to be in range of a wireless network to go online. One of the many things you can do with an iPod touch (aside from listening to music, surfing the web, checking your stocks and playing Pac-man lite) ~ you can search for homes, too! There are a number of mobile applications you can use including Zillow, Trulia and Realtor.com. I tried out the Realtor.com application and really liked it. (BTW, sugarpinerealty.com rocks as a property search tool on the iPod touch in the Safari and Opera Mini browsers. Give it a look.) So what does mobile access to home information say about the real estate market? Nothing you don't already know: Doing real estate has changed and will continue to change. The fact is people don't need realtors® for home information so much anymore, per se. They can get that from the internet. What they do need realtors® for is insight on the local market, guidance and instruction through the home purchasing/selling process and personal human care and interaction. That last thing especially the iPod touch cannot do.
