Year-to-Year Comparison: Oct 07 VS Oct 06

Okay. We've been hearing it often. The housing market is in a slump. And it is. But people can say it ('til they're blue in the face it seems like some do!), but it's not enough to go on the prognosticators and pundits words alone since even the best intentioned have been known to fudge a little. My question is: So what do the numbers say? And specifically for our own market here at home? Well, if you've ever wondered yourself I encourage you to click on the two links to charts in this post (at bottom). The data used to produce the charts comes from our own Tuolumne Multiple Listing Service and is deemed reliable, but not guaranteed. The first chart shows the lower portions of the Mother Lode area statistics (residential only) while the second chart shows the upper portions of the Mother Lode area statistics (residential only). In each of them you'll find both the new active and quantity closings for the month of October 2007 compared with the new active and quantity closings for the month of October 2006, respectively. Combined with the clickable pie chart above (and as they say): the numbers don't lie. We are in a definite down market even in the Mother Lode. The good news is we're going to watch it go up (right?) as I'll be making this statistics update a regular feature on the Sugar Pine Realty blog. Be watching about this time in December when I'll put together the November numbers. We aren't going to miss the upturn when it happens. Click here for Chart #1; Click here for Chart #2.
